Is your building insured? If yes, then you must have fair idea about most of the things related to home insurance. However, if not, you must know about this particular form of insurance, and once you know it, you will have one of the easiest yet effective options to get more security for your house and financial liability. A standard building insurance policy provides protection against various damages to both the actual structure of the building and the extensions (garage, patio, shed, etc.), underground constructions such as tanks, pipes, cables, and also to the permanent fittings and fixtures which includes doors and windows, cupboard (in bedroom, kitched, store), roofings, bath and toilet. Coverage for boundary walls, fences, lawn, swimming pools and drives are available only when they are exclusively mentioned in the policy.

Your home or any of its components can be damaged by so many factors, in fact the list is endless. There can be fire, explosion, natural calamity like storms, flood and earthquake, theft, leakage of water pipe or gas, or accidents caused by vehicle or aircraft. But you must know all the factors that will get coverage for, so that you can make the right claims in the event of any damage. The coverage provided by most of the standard building insurance are quite extensive and includes all forms of ‘perils’ that may cause damage to a building. In addition to various natural calamities and theft, coverage are also available for breaking of water pipes, electric shocks, damage by animals and also for civil commotion, political disturbances and riots. However, coverage for flood and earthquake are not provided under the standard policies. You can buy separate policies for these perils.


Sometimes there is no damage to the building and yet you can be entangled into serious financial liability. This happens when a guest arrives at your place and sustains accident, may be from a falling tree or by your pet. Or when a tree in your lawn falls upon your neighbor’s roof and damages the roof structure. In these cases there are high chances that you will be sued since the sufferer would like to recover the financial loss from yours side. And you end up paying lawyer’s fees, other legal expenses and of course the damage charged upon you. There are two ways that you can save yourself from these situations. The first way is to live away from neighbors and prohibit people coming to your house, and avoid damages caused to other (although you won’t be able to completely avoid accidents), and the second way, perhaps the easiest also, is to get building insurance. If your building insurance policy covers legal expenses arising out of lawsuits, you can be free from tensions to meet those financial liabilities.


If you have rented your building for residential or commercial purpose, there are chances that anything causing harm to your tenant will be charged back upon you. Therefore not having building insurance reduces your chance of getting a tenant and the opportunity to ask for higher rent. Moreover being owner of the building it’s your responsibility to provide a safe and secured premise to your tenant. Should there be any worst incident where your tenant’s daily activities are suffered must be taken care of, and if you have building insurance the insurance company takes care on your behalf.


A standard building insurance policy usually covers the cost of rebuilding the building after considering the deductibles (depreciation, etc). If your building is new there will be lower deductibles and you will get almost the full value of the building. However, for older buildings there will be higher deductibles as those building have higher depreciations. Building insurance policies also cover the additional expenses that you will be spending for alternative accommodation during the repair works, within specific limits. But make sure this is specifically mentioned in the policy document. You will get coverage only for items that are mentioned in your policy. Therefore it is of utmost importance to know the coverage you will be getting before buying a policy.
